Why Burnley homeowners choose us

Much of Burnley's housing went up around the cotton trade, and the plumbing inside it has been patched by a lot of different hands since. Behind the stone frontages off Briercliffe Road and around Burnley Wood you regularly find narrow two-up two-down layouts, a chimney breast eating into the bathroom wall, and pipe runs added decades after the house was built. We plan for all of that before anything comes off the wall.

The stock changes as you move out of the centre. Towards Worsthorne and the newer estates the rooms are squarer and the pipework more predictable, which usually means a quicker fit and fewer surprises. Knowing which of the two you are dealing with is the difference between an accurate quote and a job that stalls halfway through, so we survey the property first and price on what we actually find.

We are a local firm rather than a call centre passing work to whoever is free. The person who comes out to quote your job is the person who turns up to do it.

Padiham and the streets around the Weavers' Triangle add their own wrinkles, older conversions sitting above and behind commercial frontages, and properties whose original layout has been altered more than once. We would far rather spend twenty minutes tracing where things genuinely run than assume, because assumptions are what turn a two-day job into a week.

Bathrooms in older Burnley properties

Fitting a modern bath or a level-access shower into an original terrace bathroom takes planning rather than force. The floor joists run a particular way, the soil stack is usually fixed where it is, and a few centimetres either side decides whether the door still opens. We measure properly and tell you honestly what will and will not fit before you commit to a suite.

Back boilers are the other recurring Burnley job. Plenty of terraces still have one sitting behind the fireplace with the cylinder in a cupboard upstairs, and removing it properly frees up real space, often enough to change what is possible in the bathroom above. It is work that needs doing correctly rather than simply capped off and forgotten about.

  • Layout planning for narrow two-up two-down bathrooms
  • Walk-in showers and wet rooms where floor levels allow
  • Replacing ageing iron and lead pipework
  • Back boiler removals and airing cupboard reclaims

How we run a project from first survey to final seal is set out on our complete bathroom renovation services page.

Repairs, leaks and emergency call-outs

Old pipework fails in fairly predictable places, and in a Burnley terrace that is usually a corroded joint under the floor, a seized stop tap, or a radiator valve that has not moved in twenty years. We are a short drive from most addresses in BB10, BB11 and BB12, so an urgent leak can normally be seen the same day. There is no hidden call-out charge, and we sheet up and clear up before we leave.

Winter is the busy season here. Stone terraces with pipework running through cold voids, unheated cellars and outside walls are the first to freeze and split, and the damage usually reveals itself when everything thaws rather than while it is frozen. If you are away during cold weather, it is worth knowing where your stop tap is and whether it actually turns.

  • Leak tracing and pipe repair under boards and solid floors
  • Seized stop taps and stopcock replacement
  • Toilet, sink, tap and shower repairs or swaps
  • Radiator and valve work on awkward older systems

Burnley plumbing questions

Which parts of Burnley do you cover?

All of BB10, BB11 and BB12, taking in Towneley, Rosegrove, Brunshaw, Lowerhouse, Burnley Wood, Briercliffe, Worsthorne and Padiham. If you are just beyond that, it is still worth ringing, we cover a fair radius across east Lancashire.

Can you fit a walk-in shower in a small terrace bathroom?

Often, yes, but it depends on the room rather than the shower. What decides it is the floor build-up, where the waste can realistically run to, and whether the door swing still works afterwards. We will look at the actual room and give you a straight answer rather than selling you something that will not fit.

Do you charge for a quote?

No. We come out, look at the job and give you a written price. If the work turns out to need something that could not be seen on the day, we tell you before we do it rather than afterwards.
