One city, every kind of housing stock

No two Preston jobs look quite alike. In a single week we might be in a period conversion near Avenham, a rented flat close to the city centre, a 1930s semi in Fulwood and a house barely five years old at Broughton. Each carries its own quirks: conversions hide services in unexpected places, 1930s semis often still carry remnants of their original heating, and newer builds are quick to work in but unforgiving about finish.

That range is exactly why we survey before we price. A bathroom that takes four days in Penwortham can take considerably longer in a converted period building where the waste has to travel further and everything comes in through a communal stair. Quoting from a photograph does nobody any favours, least of all the customer.

We also do a good deal of work for landlords and letting agents around Ashton-on-Ribble and Ribbleton, where the priority is a clean, compliant job finished to a deadline between tenancies. Same standard of work, tighter turnaround.

Water pressure deserves a mention too, because it varies noticeably across the city. A shower specification that performs beautifully in a Broughton new build can disappoint badly in an upper-floor flat near the centre. We check pressure and flow at the property before recommending anything, rather than after it has been installed and is underwhelming everybody.

Bathrooms, from period conversions to new builds

We install complete bathrooms, shower rooms and ensuites, and we are comfortable in properties whose layout has already been changed once or twice before we arrive. The first task on any older Preston building is establishing where the services genuinely run, which is rarely where the original drawings would suggest.

Period conversions around Winckley Square and Avenham need particular care. Original features, awkward ceiling heights and floors that have already been altered mean a standard layout rarely drops straight in. We set the room out on site, agree it with you, and only then order, which avoids the expensive discovery that a chosen unit is fifty millimetres too wide.

Repairs, leaks and emergencies

Across PR1 to PR5 we handle the ordinary work too, the leaks, blockages, failed valves and dead showers that need somebody today rather than next month. Tenanted properties get the same response, and we can liaise with tenants directly to arrange access if you are managing the property from a distance.

Student and shared housing near the centre has a rhythm of its own. Problems tend to arrive in clusters at the start and end of the academic year, and access is often the hardest part of the job. Arrange it with us in advance and we will work around the household rather than leaving a full house without water for a day.
